The effort you put into repairing and cleaning your property is likely to be returned in a fast sale at a favorable price. As buyers approach your property for the first time, impressions are formed quickly. Three of the most important things a buyer will look at closely are the exterior paint (this can do more for sales appeal than any other factor), the front door (make sure it is freshly painted/stained and/or polished), and the basement (buyers look for bad wiring, leaky pipes and signs of decay). Whenever possible, tag or remove items that are not included in the sale (e.g., water conditioner, chandeliers, plants, drapes) before the house is shown. Let the real estate expert show your house. When possible, leave the property while it is shown. Otherwise, remain in an area not being shown by the sales agent. Keep children quiet and in one area. Answer questions candidly when asked, but avoid questioning potential buyers. Don't mention items you wish to dispose of unless asked. Refer inquiries about seeing your house to your agent to take advantage of the agent's professional skills in selling your home. |
