The effort you put into repairing and cleaning your property is likely to be returned in a fast sale at a favorable price.  As buyers approach your property for the first time, impressions are formed quickly.

Three of the most important things a buyer will look at closely are the exterior paint (this can do more for sales appeal than any other factor), the front door (make sure it is freshly painted/stained and/or polished), and the basement (buyers look for bad wiring, leaky pipes and signs of decay).

Whenever possible, tag or remove items that are not included in the sale (e.g., water conditioner, chandeliers, plants, drapes) before the house is shown.

Here are some last minute things you can do to make your house more attractive to buyers (see the <a href="">Repairing and Cleaning Checklist</a> for bigger home cleaning and repair jobs). 

  • Close garage doors.
  • Mow and edge the lawn.
  • Remove toys, garbage, garden tools, etc. from the yard.
  • Place colorful flowers in front of house.
  • Place a new door mat by front door.
  • Turn on lights so home is well-lit.
  • Open shades and curtains to let in light.
  • Open drapes/blinds to show the view. 
  • At night, turn on porch and outdoor lighting.
  • Put a vase of fresh flowers on the table.
  • Clear countertops (remove appliances).
  • Clean dirty dishes and put away.
  • Create a pleasant fragrance in the kitchen (e.g., vanilla, cinnamon).
  • Sweep or vacuum floor.  It should be free of clutter.
  • Tidy all rooms. Neatness makes a room easier to view.
  • Keep toys in the children's rooms.
  • Keep pets confined or outdoors.
  • If fall or winter, light a fire in the fireplace.
  • Bathrooms must be clean, bright and smell fresh.
  • Hang bright, fresh towels in the bathroom.
  • Display colorful soaps.
  • Store all supplies.
  • Use air freshener.
  • Put away laundry.
  • Make beds.
  • Keep radio, stereo or TV on low volume.
  • Keep money and other valuable items out of sight.

Let the real estate expert show your house.  When possible, leave the property while it is shown.  Otherwise, remain in an area not being shown by the sales agent.  Keep children quiet and in one area.  Answer questions candidly when asked, but avoid questioning potential buyers.  Don't mention items you wish to dispose of unless asked.  Refer inquiries about seeing your house to your agent to take advantage of the agent's professional skills in selling your home.
